Continue fall in Swedish house prices

Villa prices have levelled off in Stockholm and Gothenburg, but continue to go down in Malmo, as shown by official data from statistic Sweden’s house barometer.

Swedish real estate prices for one- or two-dwelling buildings decreased by 1 percent during the last three months (December 2011 – February 2012) compared to the previous three months (September – November 2011).

Prices decreased by 3 percent on an annual basis during the last three months (December 2011 – February 2012) compared with the same period one year earlier (December 2010 – February 2011).

Decreasing prices were reported in 13 out of 21 counties between the two previous three month periods. The largest decrease in real estate prices was reported in Kalmar County by 6 percent. The largest increase was reported in Norrbotten County by 5 percent.

In the metropolitan areas Greater Stockholm and Greater Gothenburg prices were unchanged, while prices decreased in Greater Malmö by 3 percent. During the last three month period the average price for a one- or two-dwelling building in Sweden was just over SEK 2.1 million.
There is currently a substantial delay at the land registration authority (Lantmäteriet). Most of the reported purchases during the last three months refer to purchases in December - January.

The delay is most significant in February, but it is very large in January as well.
