Swedish house prices continue to fall

Swedish real estate prices for one- or two-dwelling buildings decreased by 1 percent during the last three months (February – April 2012) compared to the previous three months (November 2011 – January 2012), official data from Statistic Sweden say.

Prices decreased by 4 percent on an annual basis during the last three months (February – April 2012) compared with the same period one year earlier (February – April 2011).

Decreasing prices were reported in 14 out of 21 counties between the two previous three month periods. The largest decrease in real estate prices was reported in Gotland County by 9 percent. The largest increase was reported in Halland County by 3 percent. In the metropolitan areas Greater Gothenburg, Greater Stockholm and Greater Malmö price changes varied from minus 1 percent to plus 2 percent.

House prices decreased on an annual basis in 17 out of 21 counties. The largest fall in prices was reported in Uppsala, Jönköping and Gotland counties by 9 percent. Västerbotten is the only county with increasing prices. In the metropolitan areas prices decreased between 2 and 4 percent.

During the last three month period the average price for a one- or two-dwelling building in Sweden was just over SEK 2 million.
There is currently a substantial delay at the land registration authority (Lantmäteriet). Most of the reported purchases during the last three months refer to purchases in February – March.

The delay is most significant in April, but it is very large in March as well.
