Swedish house prices rose gently but prices are still depressed comparatively

Swedish house prices have risen slight recently with the prices of
condominiums going up within the past three months by one percent
averagely nation wide.
Meanwhile, prices of large homes or what is known here as Villa,
rose by two percent, according to latest data from Swedish real estate
brokers' association.
Looking at the past twelve months, however, house prices (Villas) have
still remain depressed by two percent while the rates for apartments
have gone up by three percent. Malmo stands out with greater price
decline than in other regions over the past year.
House prices in Malmö tend to swing more than they do in Gothenburg and
Stockholm, according to the Swedish Real estate association, Svensk
Fastighetsförmedling.
One factor being attributed here is that Malmo has a large element of
new houses being constructed thereby affecting the prices more than in
Gothenburg and Stockholm, the real estate association say.
In addition, the Danes who used to bankroll Swedish houses in the Malmo
metropolis have disappeared from the Scanian housing market because
house prices in Copenhagen have fallen. It is cheaper to buy a house
there now than looking abroad where prices in Sweden have actually gone
up.
These ties with the Swedish saying which goes that "boat is good but home is best," for the Danes.
