Swedish house prices start rising again

Swedish house prices of both condominiums and what is known here as villas rose slightly over the summer. For condominiums, the price rise is reported to be a new record high.

Even in he Malmö region, where house prices has been falling faster than the rest of the economy after the Danish big spender withdrew, price declines has slowed or stopped.

House prices have during the summer (June-August) remained almost stationary with a rise of 0.5 percent. In August, prices rose by 1.4 percent, according to the Swedish real estate analyst Valueguard Hox Index, which measures price trends in comparable objects over time.

Villa prices in Sweden as a whole remained stable during the summer months. In August, prices rose by 1.8 percent. In Malmö region, prices fell by 2.3 percent during the three-month period, but the price decline slowed in August to a modest 0.4 percent. In Malmo region the price declines is now summarised at 4.6 percent.

In Stockholm, prices of homes or Villas were up by 1.7 per cent in August, while prices were almost unchanged during the summer period as a whole. In one year term, however, Stockholm villa has been 3 percent more expensive.

In Gothenburg, price for villas rose very fast towards the end of summer with a price increase of 3 percent in August and 0.9 percent in the past 3-month period. Within one-year period, prices have now risen by 2.1 percent.

Meanwhile, the market for condominiums remained nearly stationary, both nationally and in Stockholm in the summer. The price rise is about 0.5 percent during the summer as well as in August. Today's prices represent "the highest value ever," according Valueguard.

In Stockholm prices rose by 0.3 percent in August and 1.2 percent in a three-month period.

In Malmö, apartment prices fell by 2.7 percent during the summer. August, however, saw a small turn with a rise of 0.7 percent. In Gothenburg, prices rose by 1.8 percent last month, while prices were almost steady within a pas three-month period.

Swedish house prices are still being seen as too high and Swedish houses are reported to be over valued. Today an average Swedish condominium will be priced at Skr 1.5 million a Villa priced at Skr 2.1 million.
